For pension funds, property funds and institutional investors

The asset class missing from your portfolio.

Value retention is the new return argument.

For you, the emissions reduction pathway is mandatory, not optional.

Net zero targets, CO2 reporting and ESG ratings are part of the remit of institutional owners. At the same time, risk at the other end is growing. Properties that fail to meet the emissions reduction pathway may lose value and lettability and become stranded assets. The solar obligation is putting PV on property, while feeding electricity into the grid is becoming less attractive and negative feed-in prices are expected from 2027. Without storage, portfolios may give surplus solar electricity. Long-duration storage is becoming the standard, and properties without it may be less competitive in ten years’ time.

A system that upgrades your portfolio.

A DMES makes the emissions reduction pathway measurably achievable, property by property, and delivers reportable figures for your ESG reporting. It is the only large-scale storage system permitted inside an occupied building. Quiet, compliant with fire safety requirements and capable of being approved. And it is no niche technology. The National Research Programme “Energy” of the Swiss National Science Foundation states verbatim in its summary “Realise decentralised multi-energy systems (DMES)!”. At the same time it improves the earnings statement. Lower ancillary costs create room for higher net rents and raise the capitalised earnings value, on top of which come your own electricity tariffs and flexibility revenues. As a system that can be standardised, this scales across your entire portfolio. On request the system can be designed so that a building keeps being supplied during a grid outage, for days rather than just hours. A strong argument for letting and marketing that few existing properties can offer.

Summer // surplus

  1. Photovoltaics Own production on the roof
  2. Electrolysis Electricity becomes hydrogen and heat
  3. H₂ in metal hydride Solid state at 35 bar, inside the building

Winter // demand

  1. Fuel cell Hydrogen becomes electricity and heat
  2. Electricity Site, vZEV and LEG, grid
  3. Heat Heating, hot water, heat network
While charging, waste heat from the electrolysis supports hot water production. During discharge, the fuel cell provides heat for hot-water production, subject to the system configuration and load.

over 75% overall efficiency with combined electricity and heat use · over 30 years’ service life · 0.5 to 16 MWh per room · modularly scalable to over 100 MWh

The figures behind it.

More than 30 years

Infrastructure character. A service life within the investment horizon of institutional owners, with storage performance guaranteed by the manufacturer for 20 years.

Net zero

Measurable and reportable. The emissions reduction pathway is met property by property. From around 1,000 tonnes of CO2 per year, state funding instruments may become available.

70 to 90%

Self-consumption within a ZEV. Such rates may be achievable in mixed-use developments according to “Areale und Quartiere”, 2024.

Since April 2024

Proven in live operation. The world premiere building-integrated DMES installation in Eich LU has been running at full load since April 2024.

Under ten years

Payback possible, under ideal conditions.

More than 75%

Overall efficiency with coupled use of electricity and heat.

From portfolio risk to portfolio advantage.

Every property with a DMES can advance along the emissions reduction pathway, lower energy costs and create additional revenue streams. In existing stock, refurbishment risk can become a market differentiator for tenants, buyers and rating agencies.

Built for institutional requirements.

Structured for financeability.

Long-Term Service Agreements and performance commitments cover the project term. Main components are interchangeable across manufacturers, reducing dependence on a single supplier.

One partner for the entire portfolio.

System architecture, design and business models come from eRevo and are, implemented with a coordinated partner ecosystem covering components, contracting, and conformity.

Proven in live operation.

The world premiere installation in Eich LU has been operating at full load since April 2024. Delivered by eRevo AG Energy Revolution, the pioneer of decentralised multi energy systems in Europe.

The next step

Portfolio screening

We assess which of your properties may be suitable for a DMES, based on PV potential, heat demand, grid conditions, and the emissions reduction pathway. The result is a prioritised list of sites where implementation may offer the greatest potential.
