Batteries stay outside.
Large-scale storage fails in urban settings. Anyone developing sites today needs long-duration storage for self-consumption, grid relief and new revenue models. But in densely built-up areas, large battery storage systems (BESS) run into hard limits. Containers installed outdoors have to be cooled in summer and heated in winter. The constant noise from the cooling and heating units leads to objections. Swiss utilities report that roughly half of their BESS projects fail for exactly this reason. And inside the building? Lithium-ion means fire load. Fire compartments, floodable rooms, safety requirements and loss of floor space make large battery stores inside buildings uneconomic and barely capable of approval. The reference work “Areale und Quartiere” (ed. Gugerli, 2024) accordingly describes battery storage only for day-night balancing. For seasonal energy storage it names hydrogen.
We get inside.
The only large-scale storage system for occupied buildings. Surplus electricity is converted into hydrogen on site and chemically bound in metal hydride, a solid-state store at just 35 bar, without the fire load problem of batteries. Quiet, compact and integrable directly into the building, 0.5 to 16 MWh per room, modularly scalable to over 100 MWh. When required, the energy comes back, as electricity and as heat for heating, hot water or a heat network. And the system category is recommended at national level. How much does your building earn?
Your energy centre should earn money. Not cost it. A DMES is not a cost item in the construction budget but a revenue system for the property. Five levers make the difference.
Flexibility market
Your storage trades along. A PV system plus long-duration storage makes your site a player on the flexibility market. The revenues flow to you, entirely from a single source.
Your own electricity tariff
The spread stays with you. Electricity and heat at attractive production costs, passed on to tenants or condominium owners at your own tariff. Within a ZEV, self-consumption rates of 70 to 90 per cent are achievable (“Areale und Quartiere”, 2024).
Net rent instead of service charges
Higher capitalisation. Lower service charges and higher net rent, at unchanged gross costs for the tenants. Higher net rental income raises the capitalised earnings value of your property.
Renewal fund
Your selling point in condominium ownership. The DMES feeds the renewal fund with its earnings. The contributions of the owners fall drastically. A purchase argument that no other property offers.
CO2 reduction pathway
Decarbonisation that pays off. Your site meets the CO2 emissions reduction pathway, measurably and year after year. From around 1000 tonnes of CO2 per year, state funding instruments open up in addition.
Long-duration storage is becoming the standard. Today it is your competitive advantage.
Anyone developing projects with an operating horizon of 25 years and more will have to plan for long-duration storage in future. The long-duration store works without rare earths and without lithium. All materials are available in Europe. 80 % of the production chain is in Switzerland, with fuel cells, metal hydride stores, engineering, production, service, works contracts and placing on the market. The electrolysis comes from Italy. Storage performance is guaranteed by the manufacturer for over 20 years, and on dismantling the pure metal returns fully to the material cycle.
