Properties that fail to meet the emissions reduction pathway lose value and lettability and become stranded assets. The solar obligation is putting PV on the roofs of your properties, while feeding in is barely worthwhile any more and negative feed-in prices are to be expected from 2027. Without storage your portfolio gives away its solar electricity. Long-duration storage is becoming the standard, and whoever does not have it will own the inferior property in ten years.

A DMES makes the emissions reduction pathway measurably achievable, property by property, and delivers reportable figures for your ESG reporting. It is the only large-scale storage system permitted inside an occupied building. Quiet, compliant with fire safety requirements and capable of being approved. And it is no niche technology. The National Research Programme “Energy” of the Swiss National Science Foundation states verbatim in its summary “Realise decentralised multi-energy systems (DMES)!”. At the same time it improves the earnings statement. Lower ancillary costs create room for higher net rents and raise the capitalised earnings value, on top of which come your own electricity tariffs and flexibility revenues. As a system that can be standardised, this scales across your entire portfolio. On request the system can be designed so that a building keeps being supplied during a grid outage, for days rather than just hours. A strong argument for letting and marketing that few existing properties can offer.
